BRRR? Let's Discuss Pros and Cons

Certainly!

The BRRRR Method can be a powerful strategy for real estate investors, but like any investment approach, it comes with its share of risks. Here are some key risks to consider:

  1. Market Fluctuations: Real estate markets can be volatile. Property values may rise or fall due to economic conditions, interest rates, or local factors. If you Buy a property at a high price and the market declines, it could impact your overall returns.

  1. Rehab Costs: The "R" in BRRRR stands for Rehab. Renovating a distressed property can be expensive and time-consuming. Unexpected repair costs or delays can eat into your profits.

  1. Tenant Risks: Renting out the property introduces tenant-related risks. You may encounter bad tenants who don't pay rent on time, cause damage, or violate lease terms. Vacancy periods can also affect cash flow.

  1. Financing Challenges: Getting a cash-out Refinance (the second "R") depends on the property's appraised value. If the appraisal comes in lower than expected, you might not be able to pull out as much equity as planned.

  1. Interest Rates: Refinancing involves securing a new mortgage. If interest Rates rise significantly, your refinancing costs could be higher, affecting your cash flow.

  1. Liquidity Constraints: When you Refinance, you tie up equity in the property. If you need cash for other investments or emergencies, this lack of liquidity could be a challenge.

  1. Overleveraging: BRRRR involves using leverage to maximize returns. However, excessive debt can be risky if the property doesn't perform as expected or if rental income drops.

  1. Property Management: Managing rental properties requires time, effort, and expertise. If you're not prepared for the responsibilities, it can lead to stress and financial losses.

Remember that risk tolerance varies from investor to investor. It's essential to thoroughly analyze each deal, have contingency plans, and be aware of potential downsides before diving into the BRRRR strategy. Change Your View and Change Your Life!

What does the word "marketing" mean to you? When you say "we need to do some marketing" or "we need a marketing plan," what is the end result you are picturing?

Of all the functions that contribute to business growth, marketing has got to be the least standardized. Not only do the activities associated with marketing vary from company to company, but the purpose and goals of marketing differ widely. In many cases, marketing is a synonym for sales, which in my opinion is one of the biggest strategic mistakes a company can make.

Marketing is not sales. But marketing better be contributing to revenue generation or you're wasting time and money. And probably lots of both.

Here is a simple way to think of marketing: your marketing activities need to make your sales process easier. How they do that will vary depending on your company and market. Product marketing is very different from service marketing. Business to business marketing is very different from business to consumer marketing. Marketing high cost goods and services requires a different approach from marketing commodities.

Even in the same industry and marketplace, how one company markets will differ from the way its competitors market. Just watch a couple of beer or car commercials on TV and you'll see what I mean. This is because company culture, personality, and brand will impact marketing activities and messages.

So, I ask you: Is your program making your sales process easier? Be careful when answering. There are nuances to marketing that are important to consider. Some activities are more direct than others and so are much easier to gauge. An example is direct response marketing. Another is e-commerce web sites with incorporated information. In both cases there is a clear link to the sales side. This type of marketing can be very easily quantified and its impact on sales can be accurately measured.

Some activities, though, are more subtle. Things that get your company better known in the marketplace will help the sales process, but not as clearly as direct response or "click here to buy" activities. They are qualitative in impact but no less important.

Effective public relations, for example, will certainly influence your target market by keeping your name top of mind in the people you want to buy from you. This type of activity, of course, is nowhere near as measurable as more direct things. Does this mean you shouldn't do it? Absolutely not!! It does mean, however, that you need to stay awake and find ways to gauge how successful these more subtle activities are in making the sales process easier.

Here's the bottom line. Take time to clearly and accurately define what marketing means specifically for you program.  Then define how you can make the process easier. Don't just accept any published definitions, no matter how exalted their sources.

Why Blog? Five Strong Motivators!

Many people ask themselves, why blog, what's the sense? This reaction is based primarily on the time and commitment it takes to maintain a blog. These days many people are making money blogging and are motivated to find the time. Others take a more personal approach and they base their blog content upon helping or serving people. In either case a strong motivation must be found to maintain the constant flow of blog content needed to both attract readers and keep them coming back. Here is a look at five motivators to write and maintain a blog.

Writing blog content that targets solving common problems associated with a particular niche reflect noble intentions. These type of platforms normally do well in attracting a large and loyal following and can also be quite effective if you intend to make money blogging. You must have an genuine interest in what you write about since earning an income will take time and your interest will serve to keep you plugging away.

Sharing you own experiences serves multiple functions insofar as people can learn and/or be entertained by what you share. If you happen to have a good amount of experience to share than this type of blogging platform could be relatively easy for you to maintain.

Self Gratification

Creating an interest or personal passion with like minded people is both an enjoyable and self gratifying experience. Much like having a lot of experience to share, if you are passionate about what you base your blog content on, this type of platform will likely be easy and even a joy to maintain. Visitor will also be quite appreciative of the quality of your posts making them even more loyal.

Offer Insight

Insights or opinions are an intriguing way to engage readers. If shared correctly they can be thought provoking. Nothing gets people more involved then stirring their interest by offering them a perspective they have not considered before. Helping them to stretch their thinking is an invigorating and often enjoyable experience, especially when it focuses on subject matter that holds their interest.

Some people are simply 'naturals' at finding the best in others and making others realize their own potential. Are you one of them? Having a blogging platform that picks people up and gets them motivated is one of the most popular type of sites. In most cases folks will find not only motivation but will also experience a renewed sense of self esteem making them fell better about themselves. In turn the motivator also experiences an uplifting feeling due to the ability to make those around them feel more confident and capable.

Why Blog? What's the Purpose?

In most cases the people who ask the above question probably do not possess the commitment to maintain a blogging platform. This is not meant to be negative. It takes quite a bit of time and a very strong commitment to consistently create interesting blog content. For those of us who aspire to earn money blogging, the commitment must be even stronger!  It takes more time to get people to spend money then it does to get them to read free content of interest to them. In either case a strong motivation is needed to maintain the consistent motivation and effort necessary to create a provocative blog platform.
